This home located on Eleventh
Avenue is none other than beautiful. Three bedrooms, two bathrooms with open plan living and rear alfresco lounge/dining
area for optimum North Queensland living, the
building is old but still maintains its charm and unique feel.
Originally constructed in North Ward in the 1940s, Nixon Build & Design transported the building to Eleventh
Avenue, Railway Estate in January 2016. It clearly needed a lot of work but structurally it was sound and
architecturally suited its new address. The building offers a high level of street appeal similar to other
renovated properties throughout Railway Estate, adding great aesthetic value not
only to this property, but to the street as well.
Firstly, we
had to remove the old asbestos roof prior to transportation. Once the building was delivered onsite we
made the decision to lower it to ground level so we could perform all the
structural work externally, including the rear extension, and internally, the
master bedroom, ensuite, walk in robe, rear deck and part of the kitchen. This construction method innovation allowed
our workers to work at a safe height whilst performing these activities. This
also included upgrading the cyclone tie down rods to the roof structure,
installing reflective installation prior to recladding, and installing windows,
painting, roofing facia and gutter. Most
of this work could be performed without the expensive addons of scaffold
erection and hire. When the building was
complete, we raised it to height, installed structural support beams,
associated columns in concrete footings, bracing, stairs, driveway etc.
Internally,
this building has modern living everything! The bathrooms are of a contemporary design and finish with the main
bathroom featuring a Marrakech finish. The bathrooms are open plan and functional.
The
bedrooms are all light and fresh with great cross-flow ventilation with breezes
being captured from the south-east by the southern side of the building
casement windows.
The kitchen
also offers a modern twist to a charming Queenslander with stone tops,
underslung sink, waterfall ends and glossy finish on the cabinetry. The rear deck also features the Marrakech
finish, a modern accessory but certainly adds its appeal to this space.
This
building has been constructed with TMC reflective insulation and the internal
temperature is consistently cooler than ambient temperature making it remarkedly
comfortable with a user-friendly factor of 10 out of 10.
