The street frontage to this
building project is very deceptive. It is hard to imagine that behind this
quite ordinary façade is the spectacular 5 level magnificently renovated
building with breath taking views across the Coral Sea. The Northern aspect
encompasses sunrises and sunsets, such is its position perched on the side of
Castle Hill.
This project was completed in two
stages, the initial stage being the exterior renovation. This encompassed the
swimming pool with 20m infinity edge and tiered landscaping to the rear yard, a
total of 5 levels including the lower garden level. Above this in ascending
order is the pool and gazebo level, then the theatre, rumpus room and timber
entertainment deck. Above again, 4 bedrooms, bathroom, common area and
suspended concrete deck. The kitchen area and living/dining areas were also
refurbished in this initial stage as were the internal staircases linking each
level.
The interior renovation completed
in the second stage included the refurbishment of the master bedroom, ensuite
and walk in robe, main bathroom on the second level and refurbishment of the
office and bedrooms.
Although it is hard to determine
the most striking feature of this comprehensive project, I believe the outside
living space is a standout. This generous space is well covered and north
facing with little solar intrusion. The outlook would probably be one of the
most sought after in the Townville region.
This build as a whole presented
many challenges. Egress for much of the building material for the initial stage
was obtained via the rear of the property over a 6m drop down a retaining wall
to the street running behind. Complex footings were required to maintain the
zero tolerance for foundation settling on the pools wet edge, which would fail
if foundations moved by only 0.5mm.
There are many examples of fine
workmanship and craftsmanship throughout this project. One of the more
prominent features is the 120m of glass balustrade with stainless steel spigot
supports and stainless steel top rail. The top rail in itself was carefully
selected. It is minimalistic and nonintrusive, 50mm wide and only 10mm high
adding a classy finish to the glasswork.
The tiling throughout is a work of
superb craftsmanship. The attention to detail cannot be captured in a
photograph and is worth a closer look. The ceilings on the lower level theatre
room were constructed to accommodate the automated blinds, as most of the north
facing walls are all glass.
The bathrooms have been outfitted
with many quality fittings and fixtures, specifically chosen by the client to
meet the needs of their family. All of these items came from Reece Plumbing
Supplies.
There are many other points of
value worth description, such as the bi-folds, glass and aluminium, internal
stairs, the Dynalite system, the hard wall fine finish skim coat setting. Such
craftsmanship is hard to find and now very rarely performed. However in this
case it provided a beautiful internal finish of the lower level and internal
staircase.
The renovation transformed a
1970’s style building into a contemporary finish with modern facilities and has
resulted in total optimisation of the property and its position. You would be
hard pressed to find any wasted space. The house itself is extremely large with
a fantastic balance of garden space and outdoor living. All very well
positioned and designed for privacy.
This family home now has a totally
different look and feel; it is contemporary, stylish and practical and Nixon
