The brief for Armstrong Street was to renovate an existing
kitchen, toilet and bathroom on the rear of the upper level that extended onto an
adjoining deck. After looking at design
options and the quality of the original structure, it proved to be more cost
effective to demolish this section and rebuild. Further to this, the owners
wanted to utilise the space under the building for living. Since we were
rebuilding the upper level extension it was prudent to move the kitchen
downstairs and optimise the upper level space for bedrooms, ensuite, robe and
family space, etc.
The owners were fortunate enough to be able to reuse the
existing slab, albeit imperfect, it was a look they preferred. It was necessary
to raise the building to achieve a 2700mm high ceiling on the ground level. A
few engineering changes and steel work provided an open plan living space on this
level that opened up the back onto an alfresco area under the upper level deck.
The bi-fold doors, louvers and casements feature heavily throughout the
renovation maintained the character of this period home.
The original build was over 100 years old and features a
pressed metal ceiling on the upper level. It is not a Nixon Build installation,
but worth a mention as it has significant value blending in with the finish.
The upper level extension accommodates the main bedroom,
walk in robe and ensuite; attached to the rear of the existing house and to the
side of an existing deck. The deck is accessible through the main bedroom via French
doors. A nice parent’s retreat area that works well all round.
The internal staircase is a prominent feature in the centre
of the house and works extremely well accessing the upper and lower level
spaces. At the top of the stairs is the entrance to a kid’s bedroom that was
once part of the veranda. The floors in these areas, including the extension
and the space at the top of the stairs is spotted gum and grove flooring, as is
the staircase itself. These floors add significant detail to the finish.
The central room on the upper level opens onto a traditional
veranda space and a new bathroom was constructed off the side of this room.
Keeping an authentic look, in particular with tile selection, but contemporary
functionality with the shower/bath screen, vanity, fixtures and fittings. This bathroom
works very well and suits the space it occupies.
This building being so old posed many problems throughout
the build, every time we were required to explore the old building it revealed
work too far under spec to ignore. We do our best to minimise variations but unfortunately
in some cases the unforeseen is unavoidable. Unfortunately, as part of the cost
saving with a project such as this, the owners will make the decision to take
on the painting element themselves. It is unfortunate that most people do not
understand the degree of expertise with this finishing trade. Reality TV shows
play a big part, making remodelling and renovating work look easy. Consequently
the painting to date is still unfinished and what is finished hopefully will
not be judged. Fortunately I have convinced the owners to engage a painter to
allow them to enjoy their new home in the way it should be. It is a beautiful
property and the owners love their new space. Once again the customers were
fantastic to work with and were consistently appreciative with our engagement.
